What to Expect During a Water Damage Restoration Project

Water damage feels chaotic in the moment. Once the water is there, every hour matters: materials begin to swell, drywall saturates, and mold can begin within 24–48 hours in warm conditions. Understanding the process helps you make faster decisions and feel more in control.

Step 1: Emergency Mitigation (Hours 1–4)

The first priority is stopping active water intrusion and extracting standing water. We use truck-mounted extractors, submersible pumps, and wet vacuums to remove bulk water as quickly as possible. The source — whether a burst pipe, appliance failure, or storm intrusion — is identified and addressed before anything else.

Step 2: Moisture Mapping (Day 1)

After extraction, we use thermal imaging cameras and pin/pinless moisture meters to document exactly how far moisture has traveled through walls, subfloors, and ceilings. This map guides both the drying plan and the scope of materials that need to be removed.

Step 3: Controlled Drying (Days 1–5 Typically)

Industrial air movers and dehumidifiers are positioned based on the moisture map. Daily readings track the drying curve — a process we document for your insurance adjuster. Most residential structures reach drying goals within three to five days, though concrete slabs and engineered lumber can take longer.

Step 4: Demolition (As Needed)

Saturated drywall, insulation, and flooring that won't dry in place are removed. This isn't always as extensive as homeowners fear — often only the wet section of a wall needs to come out, not the entire room.

Step 5: Mold Prevention

Any surfaces with elevated moisture or visible growth are treated with an EPA-registered antimicrobial. We retest before closing walls to ensure levels are within normal range.

Step 6: Rebuild

Once the structure is dry and clean, reconstruction begins — new insulation, drywall, paint, flooring, and trim. We handle the full rebuild, so you're not coordinating multiple contractors.
